Investment property at a glance
What a broker does
A mortgage broker compares loans from a range of lenders, helps you choose one and handles the application with you. Brokers must act in your best interests.
Investment loans are different
Lenders often set different rates and rules for investment loans than for a home you live in, and may ask for a bigger deposit.
Things to know
We don't sell or recommend properties. Property values can fall, and rental income isn't guaranteed.
What a broker can help with
People commonly talk to a mortgage broker about:
- Buying their first investment property
- Adding another property to their portfolio
- Using the equity in their home towards a deposit
- Refinancing an investment loan
- Choosing between interest-only and principal-and-interest repayments
The broker goes through the costs and risks with you, and any loan is subject to the lender's approval.

Questions worth asking a broker
Which lenders do you compare?
Brokers work from a panel of lenders. Knowing which ones helps you understand the choice you're being shown.
How are you paid?
Ask about the commission the lender pays and any fee you'd pay. Your broker must set these out in writing.
Interest-only or principal and interest?
Interest-only repayments are lower for a while, but you don't pay down the loan during that time and pay more interest overall.
What will it cost overall?
Look past the headline rate: stamp duty, Lenders Mortgage Insurance, fees and ongoing property costs all add up.
Is it worth talking to a broker?
General points only. The broker looks at your situation before suggesting anything.

Investment property FAQs
Does it cost anything to use a mortgage broker?
Usually not. Most brokers are paid a commission by the lender. If a broker charges you a fee, they must tell you before they help you.
Do brokers have to act in my best interests?
Yes. Mortgage brokers have a legal duty to act in your best interests when they help you with a loan.
Can I use the equity in my home to buy an investment property?
Often, yes. Lenders may let you borrow against the value you've built up in your home, subject to a valuation and their assessment of your income and expenses. A broker can explain the options and risks.
Do you recommend properties to buy?
No. We don't sell, recommend or promote properties. A broker helps with the loan; choosing the property is up to you.
How do I check a broker's licence?
Mortgage brokers hold an Australian Credit Licence or are credit representatives of a licensee. You can search ASIC’s registers, and the broker will give you their details and Credit Guide when they contact you.
